It can be confusing, whether or not you have bought or sold a property before. A lot of people get the legal work involved with a property move confused with the price negotiations that are handled by the estate agent or the work involved negotiating a mortgage or redeeming a mortgage from an existing lender. Whilst we will consult with your estate agent, your lender and other third parties, remember as your conveyancer, we act for you and your best interests are our prime concern.
Quite often there is a lot of ‘dead time’ in a conveyancing transaction where one party or another is waiting for information to be able to progress to the next stage, e.g. waiting for local search results, waiting for replies to enquiries from the other solicitor. Sometimes people change their minds about their move or want to renegotiate after they have more information. A good conveyancer will be aware of these things and will identify when there is an unusual delay in the process, push the relevant parties to get on with it and keep you informed of what is going on.
